PROPERTY MANAGEMENT & LETTING INFORMATION

1. PROPERTY INSPECTION AND RENTAL APPRAISAL

Area Home agents will visit all prospective management properties, take full details, advice on rental value and other aspects of letting and take the client’s full instructions. Wherever possible we will take as many photographs as we can, to best market the property in its best light.

2. ACCOMPANY VIEWING

We will always accompany prospective tenants to occupied or empty properties; and wherever practical, to all properties. Where properties are occupied by the landlord or the existing tenant, convenient appointment times will be arranged and agreed before visits.

3. REFERENCING

Area Home agents take great care in selecting suitable tenants for all properties; part of this process is to take up references on behalf of the landlord from employers, personal bank statement, payslips, photo I.D (valid passport or driving licence)  and where appropriate, previous landlord or letting agent letter. Where necessary, personal reference, guarantors and credits checks may be taken.

4. UTILITY CHANGEOVERS

Area Homes agent will ensure that the gas, electric and water meters are read at the commencement and termination of all management tenancies. All water rates and council tax account will be sent to the landlord for payment at the outset of the tenancy. On transfer back to the landlord at the termination of a tenancy, should any charges be levied, these will be the responsibility of the landlord. 5. FULL RENT COLLECTION

In almost every case, the tenant pays the rent in advance on the first day of each mouth by banker’s standing order. Area agents will email out monthly statement of account and direct credit payment directly to the landlord as soon as clearance of the tenants’ payment is confirmed. Assuming the rent payment goes through the banking system on time, the landlord should expect to receive payment on or before 3 working days. On new tenancy agreements, the rents will be adjusted on a daily pro-rata basis for that first month, with normal full payments commencing the following month.

6. SECURTY DEPOSIT

Area agents will always take a security deposit, normally of an amount equivalent to a minimum of one month rent, which we will hold under the tenancy deposit solutions Ltd (TDSL) scheme, to cover against possible dilapidations, repairs, unpaid rent or cleaning services. As the managing agents we are liable for, and to hold this deposit on behalf of the tenant; it is therefore not possible to transfer this deposit on to the landlord during the tenancy.

7. INTERNET & NEWSPAPER ADVERTISTISING

Area agents service includes a comprehensive includes marking and advertising program utilising the internet to its best effect; we also provide a display a colour display in our prominent office window and a large tenant data base.

8. MAINTENACE & REPAIRS SUPERVISION

From time to time repairs and maintenance of the service or appliances at the property may be required. Our policy, wherever possible, is to use the landlord’s existing plumber, electrician etc as they are usually aware of the circumstances at the property at the time. Where we are instructed on a “Full Management” basis, should the landlord not know an existing trade tradesman then Area Homes will instruct recommended local contractors to carry out the work. Accounts for these situations will be settled by Area Homes and simply deducted from the following month’s rent statement. For repairs likely to come to more than £100, estimates will be sought and discussed before instructing. For overseas landlords, a higher threshold may apply, further to discussion.
